A good part of our week is landlord work across Hammersmith, Shepherd’s Bush, Fulham, W2 and the rest of West London: an EICR before a new tenancy, remedial work to clear the C2s it found, a fuse board upgrade in a converted flat, interlinked smoke and heat alarms for an HMO licence. We know the deadlines, the forms councils want to see, and the value of a certificate landing in the agent’s inbox the same day.
The process is built around not wasting your time. WhatsApp us the address, the agent’s details and any access notes; we confirm a date, attend, and send the certificate and an itemised quote for anything that needs doing. No chasing, no phone tag, and if the installation is fine we say so — we never inflate codes to sell work.

In England, private landlords must have the electrical installation inspected and tested by a qualified person at least every five years, give the report to tenants and, on request, the council, and complete any remedial work flagged as C1, C2 or FI within 28 days. Councils can fine up to £30,000 for non-compliance. At least one smoke alarm is required on every storey used as living accommodation, and a carbon monoxide alarm in any room with a fixed combustion appliance (other than a gas cooker). Licensed HMOs carry additional conditions on alarms and emergency lighting.
The efficient way to handle a void period is to book the EICR, any obvious remedials and the alarm check together. We test, fix what can be fixed on the day, issue the certificate, and leave the flat ready to let — one appointment, one invoice, one set of paperwork for the file.
